We were called in to complete an exterior patio enclosure after the previous contractor, a building handyman, was unable to finish the project. The ground-level patio, located at the bottom of a slope, required special attention to water management, so we created a custom sill to prevent water intrusion. Once the proper permits were secured, we framed the enclosure using steel studs, added insulation, and hung a steel hat-track ceiling. Type-X drywall was installed on the ceiling for fire resistance, while standard drywall was used on the walls after completing insulation and a vapor barrier.
We ordered custom windows to fit the patio’s unique round openings and framed the patio door to ensure a perfect fit. The interior floor was leveled to match the existing floor inside the home, ensuring a seamless transition from the old patio to the newly enclosed space. We also matched the original flooring for continuity throughout the suite.
Our work extended to matching the building’s exterior flashing and weather-sealing to the building envelope to ensure a proper seal between the original structure and the new enclosure. We brought in electricians to provide power to the new space, making it fully functional. The result was a fully integrated, weather-sealed, and beautifully finished new living space, perfectly blended with the existing structure.
